ASBESTOS IDENTIFICATION, SURVEYS & RE-INSPECTIONS
The Control of Asbestos Regulations places specific responsibility on Duty Holders within organisations to be proactive in managing asbestos. Regulation 4, ‘The Duty to Manage’ came into force in May 2004 and has remained largely unchanged since. It requires Duty Holders to manage the asbestos present in buildings and demonstrate how this is being achieved.
The first step in managing your asbestos is to locate any asbestos present by undertaking a survey of the property. Keyworth undertake all types of asbestos surveys in line with Health and Safety Executive Guidelines (HSG264).
Management Survey
Standard – Sampling, identification and assessment survey
The property is inspected and any suspect materials are sampled and analysed for asbestos content. A register documenting the location, extent and condition of the material is produced. Recommendations are also provided to ensure that areas of concern are made safe and that all asbestos containing materials are safely managed.
This type of survey is very cost effective as it removes the management of non-asbestos materials from the Management Plan.
Refurbishment/ Demolition Survey
Full Access – Intrusive sampling and identification (for pre-demolition/major refurbishment)
This survey looks beyond the surface of the property and its aim is to find asbestos materials hidden within the structure of the building and so prevent the accidental exposure of maintenance and demolition workers to asbestos (as well as members of the public). A register documenting the location, extent and condition of the material is produced. Interim management recommendations are provided to ensure that areas of concern are made safe and that all asbestos containing materials are safely managed, until refurbishment or removal takes place.
It is a legal requirement to undertake a Refurbishment/Demolition Survey prior to major refurbishment/demolition works.
Re-inspections
Following survey we can re-visit your premises periodically to re-inspect asbestos containing materials to assess their condition. Information supplied can then be used to update your Asbestos Management Plan

All Senior Surveyors hold BOHS Certificate of Competence in Asbestos (S301 certified)
all other Surveyors hold a minimum of BOHS P402 qualification and have at least two years asbestos surveying experience
